Process of replacing a roof
Process of replacing a roof
- A full inspection of the existing roof will determine the materials that can be reused or will need new replacements.
- The new materials will be delivered as well as a skip.
- Scaffolders will attend the premises and erect scaffolding. Scaffolding is not necessary from a Health & Safety perspective, although it is a safer working environment, but to create a greater and more efficient working space as well as storage for the materials required to replace the whole roof.
- The existing roof will be stripped back. Firstly removing the ridge tiles and then the roof tiles. Once all the slates or tiles have been removed the tile laths and roof timber will be exposed and inspected to see if any need replacing.
- The whole roof is covered by a layer of breathable felt. The felt allows any water, condensation or moisture that gets beneath the tiles yo run down the roof and into the guttering. Once completed, even though the roof does not have any tiles, your home is once again watertight.
- Galvanised nails are used to fix the tile battens in place. These battens will create the structure for the rows of tiles to sit on. Great care (and experience) is used to ensure the correct spacing to ensure that every tile or slate overlaps correctly.
- Roof slates which do not have "hanging nibs" will be individually nailed and fixed to the roof. Roof tiles fixed at regular intervals. The roof will be, in the main, covered and tiles around roof windows or at the valley will be cut to size and fixed.
- Any secret gutters or leadwork (such as soakers) are fitted in place and covered with tiles.
- All remaining leadwors, such as flashings, are completed and ridge tiles fixed with mortar. Finally, your new roof is completed.
- All scaffolding, skips and work equipment is taken away.

Cost of a new or replacement roof
Cost of a new or replacement roof
The average cost of a new or replacing a whole roof on homes in Bristol is between £6000 and £10,000.
Costs will vary according to the available access to the roof and the size of the property. For example, a terraced house with a 2-sided roof will cost less than a detached house with a 4-sided roof. There also may be additional costs if scaffolding has to be built over and around a conservatory or orangery.
Costs of replacing a roof in the other areas we cover (Bath, Weston-super-Mare, Portishead, Clevedon, Thornbury and Chipping Sodbury) are very similar to Bristol.
